depends what you are looking for:
a) it's spacious as the utilization of the flat is around 80%.
b) location wise, it's convinent if you need to go to shatin. however, it's farer away from MTR station.
c) the children factilities are relatively old and crappy.
d) one thing I must say that. the neighbors here are "relatively" highly educated if not, are academic focus. there are lots of professors/principals and even doctors around. Just my comments.
