我打算係回多倫多(Markham)買屋,請問在多倫多買屋要比什麼稅項呢?
我係回流o左hk的加籍公民,未曾係加拿大買過屋的,我買的目的係出年我的大仔會回去讀書,我會比大概3成首期,七成做按揭,因我在加拿大沒有收入,所以我會找我的親戚擔保我的.
因我要知道政府要收多少稅項及買屋律師費等等,讓我有個預算要匯多少錢回多倫多. 另想知買(睇)屋過程有什麼要注意呢.

with the down turn of economies, not sure if you could buy the house without the income. since you said you will have the relative to be your guarantor, the bank will have to access and do the credit check for the guarantor before they grant you the mortgage loan.

depends on how much you are paying for the house, is that the new home or second hand, the tax is diff

我地會買2手屋,我姑奶的credit好好,她沒有樓要供(因為已供滿)她有穩定收入,無欠債.我們大概會睇些around CAD$35萬的屋.

3kids - where about in markham you want to buy a house? you want to buy a semi, or townhouse? there might be some in Markham road and 16th with that market range

for the second hand - you don't need to pay any tax to the government as all GST being paid upfront by the first home owner.

legal fee will be varied, but comment you do the "crown" search, to make sure the house are under the seller's name and no debt owning to the house owner at the time of selling. those search fee will varies

we paid around 1% of the purchase price as the legal fee + all government statutory fee when we bought our home back in 2004 (but we bought new home)

regarding to the bank mortgage loan - we just check in Mar, they tighten the rules - really look into the monthly income to fully support the pay back of the mortage. - i was told max is 40% of the gross income. However, due to the drop of the interest rate, it is more favourable now. Also, competition is keen among bank, some of them offer cash back if you transfer the mortgage to them.

我係會買kennedy rd及16th ave(近berczy park附近)因我要買近學校(P.E.T)及近唐人超市(要行到去o既既)因我奶奶會幫我take care他先,她要方便買送及搭車出入.我prefer買semi,如有舊少少的detched hse都會考量,around 1800sqft其實已足夠啦.(費時打理啦)
如果我睇o岩層樓係咪最好等銀行批o左按揭先簽臨時合約呢?萬一借唔到錢,又比o左訂金咪死?!
我都怕借唔到錢架,個經紀曾經同我講話,如果比四成首期就maybe不用人擔保.我自己都可以上會wor.
一切都要等我七月初過去睇樓時再去bank 問清楚d細節.

你好,請問你終於買左屋未?我也是plan 了過2年帶my kids 搬回toronto,也是心儀你選的那區,所以有好多安排要先計劃一下,例如是否先買屋,才帶小朋友過去or 一齊過去租地方住再慢慢找屋?去到無收入買屋找mortgage 是否好難?if 我俾多d down payment (say 50%),是否無收入都做到mortgage?成交期要預幾耐?你買左屋落了定就回hk 咁點安排mortgage 同收樓呢?

唔好意思咁多問題,麻煩你。

3kids & shunma - i went for the house seeing last weekend. the house $$ in your target area got up a lot. a semi will ask for at least $400K for 2000 sq ft + as the agent said. most of the buyer wants to move it to go to the PET school....

For your research on house listed around your decided areas. You can check the property listied in the market through MLS, which refer to the url below.

http://www.realtor.ca/index.aspx.

Except private selling or selling by owner, the above link listed all properties available in the market, which also a good indicator on how much the seller is selling.

Really thanks so much for all the useful info. Now I have better idea on the property market prices of my desired area.

Gee.....the prices really have gone up a lot during the recent months. Plus the CAD$ exchange rate has gone up a lot too! Too bad, got to save up more for buying a house and for future use la!

update返先,我七月初去多倫多前已睇o岩了間townhouse(mccowan & bur ork內街,對面係selby好方便有好多條巴士線),因朋友介紹5月中銀行批了pre-approval給我,因我老公係citizen & 在hk有收入可以擔保我架,就係o甘我就買o左樓o勒

你買個area 的townhouse/semi 而家叫價都最少cad390k 啦。你買個時係咪平好多呢?
仲想請問 townhouse 係咪要俾management fee 架?咁剪草鏟雪係咪自己負責返呢? 如果買左間屋但未入住無人剪草鏟雪會唔會被人告架?

Regarding your questions on
"townhouse 係咪要俾management fee 架?"
If you purchased a "freehold" townhouse, then you don't have to pay for any management fees, but you have to 負責剪草鏟雪. On the other hand, if you purchased a "managed" townhouse, then you need to pay the managemet fee, but worry free on 剪草鏟雪.

"如果買左間屋但未入住無人剪草鏟雪會唔會被人告架?"
Good question! It depends on the situation. Ex: summer 如果無人剪草, your lawn growth exceed 20cm or 8inches. If your neighbour compainted to the city, and your didn't response to the enforcement order before deadline. Then the city will mow the lawn and charging you back with the fees.
Winer 如果無人鏟雪, people can sue you if he or she fell.

我買個間樓齡係少於5年樓向南及end unit單位1800呎,他開價398k,最終業主都平o左少少給我(他企價企得好硬,唔憂賣掛?!)
想請問 townhouse 係咪要俾management fee 架?
個區要比管理費的townhouse費用係99元(只包水費,剪草鏟雪唔包架)一年就要1188,5年就要成6千(當然唔住都要比)d買家傾向買freehold啦

我未搬入去架,我奶奶攪住先o羅,出年6月就帶埋大仔過去先,細個兩個七月中過去度summer, 到時想報d社區summer day camp之類等他們玩下o羅,我真係唔係好熟個頭,到時要問下你先.

嘩!! 依家甘貴? 我以前住係附近, 五年前回流HK, 賣我間獨立屋比人都只係廿幾萬咋! 仲要係雙車房用finished Basement.

property market jet up at least 20% compared to 5 yrs. when i first come in 2002. a single detached home in that area only asked for $320K. now at least over $450K. but i don't like the traffic - always packed on kennedy

Yup, the real estate market goes up alots in the past couple years, that's why I posted the url in message #9 for every mama's reference.
