當然會少左一批人買啦,不過根據政府統計數字,都唔係太多人選擇買樓來做投資移民,所以對樓市應該影響不大。

i didn't know there were so many 投資移民 clients until i sold my new flat. i rec'd 3 chqs all from 投資移民. i offered the flat to the mkt for just 2 weeks. i never showed my flat to any clients as i was lazy to pay a visit to new flat open to show them.
i didn't expect i cld sell within such a short time as my offer px was higher than mkt px.

i think this policy has v big impact to brand new luxurious flat.

i agreed they 只是買多樣野擺. they are willing to lease their flat out at 1x% below mkt px or just leave them empty.

after re-consideration, maybe sentiment will be bad, but maybe impact not as big as i've expected, as mainland china will still buy HK prop for sole investment purpose?

the funds used in prop investment is V little, so may not really hv impact to prop px.

外資買樓明起不能申居港權

特首宣布,明天開始暫時取消境外人士透過置業投資可取得居港權的做法,以回應市民對外資炒樓的關注。

曾蔭權 表示,政府已檢討資本投資者入境計劃。政府注意到,在該計劃下,投資於房地產的資金有上升的趨勢,今年頭九個月,有關資金佔計劃總投資額百分之四十二。

雖然近年計劃下的房地產投資只佔市場總成交金額約百分之一,但考慮到市民大眾的關注,政府決定暫時將房地產於讓計劃下的投資資產類別中剔除,由明天(十月十四日)起生效。他指,保安局 稍後會交代具體細節,以及計劃的其他修改。

the agent told me. i've talked with the buyer, she's from China. i think brand new flats have more 投資移民 clients.
after 1 day my unit was sold, an agent who talked with my HB many times over the phone was abt to come to give me a chq but we told her we've sold already. i sold my unit thru a v small agency so other big agents don't know the record yet, so i presume the 2nd client was a real one.
this 2nd client already bot a unit downstairs, want to buy 1 more.

你有所不知;為左生活,d地產代理會將嗰1%置業移民放大到50%(甚至更多),然後迫d買家儘快卜槌。媒體為左賣紙,亦推波助灡,講到好似個個買家都大陸人,個個買家都揸住大舊人民幣現兜兜豪買咁。反而泡沫就好少人提。
地產好,地產廣告都多。
至於股市,d大行行為一樣卑鄙;佢地收夠貨,或做左好倉,一樣會將d嘢放大100倍。相反造淡亦一樣咁做市。
e個就係資本市場嘅生態。

each time i see mainland chinese wearing 0.xm watches and x carats diamond ring in Harbour City TST, i wld tell my HB how i wish i can be one of them :)
hehe, maybe we shd find a mainland chinese godfather or godmother

they buy their flats without asking for any discount. i guess they don't know what mkt price is, so they are willing to pay above mkt px.

i know they give a budget to the agent and target property name, and ask the agent to search the prop for them. they don't need to visit the flat before buying.

a few years ago my bro sold a flat with +10% profit in 3 mths to a mainland chinese (who fully paid up), also no price negotiation.
