How to 開價

Watched some flag in Man On Shan but people offer quite high. How much should I "open"? Problem is not much offers in the market, and not much 成交 previously.

海典居, 733' or 743', 77% "real" utilization. People offers from 3.0M to 3.4M. Would it be bad if I return 2.6M or 2.7M?

1. i think you may study the record of deal from official websites.
then you may find out the "true" prices.
2. And also you may find our the prices from the agents too.

say you knew that the similar flat sold at 2.7M from record, then you may bargain the price on 2.65M or 2.6M cos the sellers always give a higher price for bargaining

don't rely on bank estimated price because it usually have 10% higher than market price.
